Hello! I (30m) am looking for a clean, grounded, and respectful roommate for a bedroom + private bath in a 3-bed/2-bath townhome in West LA/Sawtelle. The third bedroom is used as a guest room, so it’ll just be the two of us in the home.

My roommate is moving out of LA, and I’m looking for someone solid who can appreciate and maintain the peaceful, well-kept home we've built.

The Details:

$1,520/month (including utilities)

Security deposit: One month’s rent ($1,415)

Looking for someone committed to at least a year

Move-in date: June 1st, but can be available around May 20th

Fully furnished bedroom (queen bed w/ mattress, 50-inch TV, dresser, and armchair)

Your own bathroom

Shared spaces are also fully furnished & decorated (living room, kitchen, dining area)

Laundry: On-site ($1.50 to wash, $1.75 to dry)

Parking: We alternate a designated spot weekly in front of our garage; relatively easy, unpermitted street parking otherwise

Located in Sawtelle, just a few blocks from the Santa Monica border

5 mins to Santa Monica and Brentwood, 1-mile from the 10 (Bundy/Centinela exits) & 405 freeways (Santa Monica Blvd)

<1 mile to Expo/Bundy Station

Walkable to groceries, coffee shops, and quiet neighborhood spots

The Home Vibe:

It’s clean, cozy, and calm with plenty of space to do your own thing. I host the occasional dinner or friend visit, but I don’t enjoy my home being a party house/social hub. This is for someone looking for a peaceful, furnished home and a quiet place to come home to. No smoking (420 is ok in the garage).

Shoes-off household. If you wear shoes indoors, we are fundamentally not aligned. 😄

Ideal roommate:

— Clean, emotionally mature, proactive communicator

— Wants a reliable, low-drama place to live, not just a roof

— A great sense of humor is never a bad thing

Not a fit if you:

— Have pets

— Want to bring in your own big furniture (common areas are set)

— Say you’re clean but leave dishes soaking in the sink for three days ☺️

— Need a social hub (I had a previous roommate who partied a lot and frequently brought the party home, not again, please)
