My partner and I are looking to spend time closer to her family out of state for a few months due to a loss in her family, so we are are looking to sublet a 10x11 room in our bright and calm three-bedroom, one-bath on the lower floor of our two-unit 1860s farmhouse on 3 acres. The space is available starting January 15.
The location offers the best of both worlds: privacy and convenience. New Paltz, Poughkeepsie, Stone Ridge, Kingston, Rosendale, Kerhonkson, Rhinebeck, Beacon, and Newburgh are all an easy drive. The house is close to hiking, orchards, coffee shops, grocery stores, farmers' markets, Rail Trail paths, and all that the Hudson Valley has to offer. We are 15 minutes by car from the Poughkeepsie train station and the Metro North. The New Paltz Trailways Park and Ride stop is 9 minutes away.
All utilities are included in the rent (so you never have to deal with Central Hudson) and there is plenty of parking in the circular drive. The upper unit is rented to a quiet single person.
The apartment has a washer/dryer, mini-split A/C and heat pump units, dishwasher, a mini fridge (a temporary solution while we decide on our forever fridge as the old one broke), working fireplace, and a large tub. While we will be away for most of the winter, we will return and would have exclusive access to the two other bedrooms for a good part of April and May, and we'd have shared access to the other spaces as well, so are looking for someone who is comfortable and is familiar with sharing space. That being said, the space would be primarily yours for the majority of the time. We'd also bring my partner's curmudgeonly dog, so someone without pets is preferable. We are, of course, keen to find the right person who would be amenable with this arrangement.
Modest discount available in exchange for house and grounds care and/or property management tasks. We're diligently working to convert more of the groomed lawn into a native flower meadow, vegetable garden, and cut flower garden--and we would love help and to find someone who shares a passion for botany and the environment.
As with many old houses, we are close-ish to the road but we appreciate the convenience. And like many with old houses, we are slowly and lovingly improving ours and there are often ongoing maintenance matters that arise, but we are committed to addressing these quickly and with respect for all involved. We are also seeking someone who can be understanding in this regard. (See the mini fridge matter above...)
Very LGBTQIA+ welcoming; pets considered on a case-by-case basis; no smoking inside please. Preference is for people in transition to the area or similar as I would like the option to offer a space to my senior parents to stay with us during the 2025 holiday season. Not currently permitted for short-term rentals that are shorter than 90 days.
