I have a ~500 sq ft corner studio/office space on East Broadway near the Bowery in the Lower East Side, and I’m looking for someone to share it.
I’m a freelance creative director, art director, and prop stylist. In practice, I mostly use the space for storage and occasionally (about once a month) stop by to pack or unpack for a job. I originally liked having the flexibility to take calls or make art there, but I’ve found I rarely use it for those purposes and would love for someone else to make fuller use of the space.
The studio gets beautiful natural light from five large windows and comes furnished with a Donald Judd–style desk and work table, Eames chairs, and Prouvé stools. It’s a calm, minimal space that works well for focused creative work. You’re welcome to add additional pieces you need for your practice, though I’d love to collaborate to keep the overall aesthetic cohesive.
I’m open to a variety of arrangements depending on how you’d like to use the space. It could work well as a private office for a creative professional or small team (1–2 people), an artist’s studio, or a hybrid workspace. I can also make a small amount of shared storage available.
In reality, we would likely rarely overlap in the space, though I do need the flexibility to occasionally stop by to access stored items. If the space is not in use, I may occasionally work there as well, but I’m very open to shaping the arrangement so it feels comfortable for both of us.
This space would be ideal for someone in a visual or creative field—design, photography, writing, publishing, art direction, etc.—who values a quiet, light-filled workspace. It’s best suited for practices that are relatively low-impact (no loud production, fabrication, or heavy equipment).
Ideally, I’m looking for someone interested in committing to at least a year, and hopefully longer.
Rent:
• $1,200–$1,700/month depending on level of use and/or storage needs
• Utilities included (internet, heat in winter, AC in summer)
Building Details:
• Bathroom in the hallway, shared with other tenants on the 6th floor (key access)
• 7-story commercial building in Chinatown, building access hours are generally 8am-8pm.
• Studio located on the 6th floor
• Passenger elevator
