I have taken a job out of state and I'm seeking to transfer the lease of my spacious, lovely room in Ridgewood. The apartment is on the second (top) floor of a duplex on a quiet cul-de-sac, about a 10 minute walk from the Jefferson stop on the L train. The B57 bus stop is also right around the corner. Whether by bus, train, or bike you can get to Lower Manhattan in about 30 minutes.

The unit is on the the border between Bushwick and Ridgewood and thus provides great access to everything both neighborhoods have to offer. There is a large grocery store less than a five minute walk away, and there are countless cafés, restaurants, and bars nearby.

The room is quite big at 130 sq ft. It has a double closet, and I'm willing to sell the queen bed, desk, and bookcase for a very fair price. The room gets tons of natural light!

The spacious apartment contains an in-unit laundry and dryer, a large balcony with skyline views, and two bathrooms (one with a bathtub, the other with a stand-up shower). The living room has a projector with Netflix and Criterion. The home has a beautiful, sunny kitchen and it is a pleasure to cook in.

You would be sharing the home with my roommates (30M and 26NB). They are both responsible, conscientious, and kind people who are a great time to hang with, but also respectful of space - we have maintained a chore schedule to ensure the apartment stays tidy. I have lived with them for nearly 1.5 years now and we have always had a fantastic relationship. I am genuinely sad to leave this apartment (best I've had in NYC!), but opportunity calls.

Our landlord is quick to respond and easy to work with.

Rental requirements

My strong preference is to transfer my portion of the lease to a new tenant. The landlord's requirements to do so are a credit check, security deposit equal to one month's rent, and proof of income 40x rent (or a guarantor with income 80x rent).

Rent is $1300/month (due on the 14th of each month) plus utilities (less than $100/month total).

As the rent is due in the middle of the month, I would ask for $650 paid in advance for a January first move-in.
