Option 1: Standard Sublease
- $4,000/month flat fee
- Utilities and Wi-Fi included
- Contract would be directly between us
- Building amenities cannot be used

Option 2: Lease Takeover
- Approximately $3,745/month + water and Wi-Fi (set by building)
- Full access to building amenities
- Requires approval through building management
- Lease break fee is $3,500, which we would split, so your portion would be $1,750

Location & Transportation: 10-minute walk to the JMZ subway (building shuttle service available mornings and afternoons)
- 15-minute walk to the L train
- 500 ft from the ferry
