Seeking solace this winter? Look no further. My apartment is the perfect spot for those seeking quiet and connection with nature, while still being within easy access to all things NYC.

Located on 91st Street in Rockaway Beach, my place is around the corner from the train at 90th (take the S one stop to Broad Channel to switch to the A, or occasionally during commuting hours the Rockaway Park bound A-trains stop right here), and within 2 minutes walking distance to some of Rockaway's best year-round spots (Rockaway Beach Bakery, Uma's, Sal y Lima, Similan on the Bay, Sayra's Wine Bar), and the grocery store/pharmacy. And, of course, a quick walk to the ocean :)

The apartment is 850 square feet, with a 500 square foot backyard. While it is on the ground floor, it gets plenty of natural light due to the thoughtful design during the remodel, which ensures that as much light as possible is being caught and filtered through the house (eastern light hits the front in the morning, and afternoon light fills the bedroom/workspace/backyard throughout the afternoon). The apartment includes a washer/dryer, super-fast induction stovetop (with many high-end kitchen appliances - Vitamix, KitchenAid, Zojirushi rice cooker to name a few), gas grill, firepit, standing desk, and walking pad. I also have a driveway, which I share with my upstairs neighbor.

I'm hoping to find someone to commit to at least the month of February. I am very open to extending through March, and may be open to extending further (not much past May though)... I am on a job hunt, hence the desire to find someone to take care of my home for a little while. The monthly cost is $2700 (including all utilities/internet) BUT I am listing at a lower rate $2200 per month with the knowledge that Rockaway in the winter may be a hard sell for some (in my experience it is lovely, but understand the appeal of the summer for sure). If you are really interested and this is out of your price, I am open to discussions about lowering the cost for the right person.

About This Lister

I am the current tenant of this apartment. I have a close relationship with my landlords, my upstairs neighbor, and many neighbors on the block. I am a surfer and ocean lover who moved out here a little over a year ago, after spending 10 years driving from Brooklyn to Rockaway all year round, mostly to surf. I don't regret it at all... I feel like I've gained so much by moving out here. I work remote (in tech), so making the move was a bit easier for me than for some who need to be at in-person jobs in the city.

I am very clean and have a lot of nice things from my travels all over the world. I expect you to treat my apartment with respect and leave it as you found it.

Rental requirements

I would like to chat on a phone or video call to get to know you first. If we agree to do the sublet, I will ask for a $500 deposit to lock in your commitment. The deposit will be returned at the end of your stay, after I have had a chance to look over my apartment and make sure everything is in good shape. If you bail before the month starts, the deposit will not be returned. I will also ask you to sign a sublease agreement, and provide me a photo of your driver's license or ID.

The monthly rent will be due Jan 31st. Should you decide to stay beyond February, the March rent will be due Feb 28th (etc).

Pets Policy

Dogs and/or cats welcome. Please be mindful to vacuum often should you come stay with your pet (I have a cordless Dyson for this purpose... makes it super easy to a once over every day or two).
