I am a musician and am subletting the apt in which I have lived in for about 10 years. It's in located at the very end of Carroll Garden, between Court and Smith, very close to the F/G Smith-9th St Station.
I am currently spending mostly of my time in Europe, due to personal and work commitments. Obviously, I can't afford to pay the full rent considering the limited time I am spending in New York... so I am subletting the biggest portion of the apt (with the landlord's consensus) to someone who lives in it permanently, basically by him/herself.
I will leave some of my stuff (books, guitars, some clothes) in a little room that is "mine" only when I am in town: which happens for a couple of weeks each about 4 or 5 months. For the rest of the time, the apt will be all yours, and my little room will remains accessible.
VERY IMPORTANT: I know that this a very last minute call, but the sublet has to begin on JUNE 1st 2026.
Here, I will recap the conditions:
* The Subleter is gonna live in the biggest part of the apt
* My little room is available mostly of the time. I am gonna use it when I am in Brooklyn but - as said - this will be happening for a quite limited amount of time.
I am a touring musician and music educator. I lived in New York for 20 years. Recently I have got a teaching position in Europe, and that's why I am spending there mostly of my time. The landlord is a very nice guy, with whom I have a very good relationship. The only thing is to be VERY PRECISE with the monthly payment of the rent.

* we'll sign a sublet contract
* 1 month deposit + 1st month rent at signature of the contract
none, as far I know. This is a small building with very nice people living in.
