A new NYC law is helping make housing more equitable and Listings Project is evolving alongside it.
Since Listings Project first began over 20 years ago, we’ve been committed to creating an equitable, respectful, and community-centered resource for finding and offering real estate and job opportunities. From the very beginning, we’ve had a clear no-fee policy and have never allowed listings that pass broker fees or similar costs on to tenants. We’ve grown into the vibrant, trusting community we are today by carefully vetting every listing and making sure they reflect our values!
The FARE Act, short for Fairness in Apartment Rental Expenses, recently went into effect in New York City this June. Through this law, renters are legally protected from paying broker fees when the broker is hired by a landlord. This shift brings the city’s rental laws more in line with the values we’ve always held, and creates an opportunity for us to evolve and bring more real estate opportunities to our community.

We’re now welcoming a small, vetted group of brokers to list on Listings Project. As always, every single listing will continue to be carefully reviewed by a real person on our team. Any broker who lists with us must follow our Community Agreements and uphold the same values and accountability as the rest of our community.

To ensure transparency, any listing that is posted by a broker will be clearly labeled as "Represented by a Broker", along with the broker’s license number and realty information. If you prefer to see listings from small landlords only, you’ll easily be able to distinguish them from broker-represented listings.
This change means more options for those seeking homes or work, without compromising the integrity of the community we’ve built together.
