Hello Community- I am seeking a long term private work space that is relatively fast to get to from lower Manhattan. Best neighborhoods would be nearly anywhere in Manhattan, Downtown Brooklyn, Gowanus, Ft Greene, or Crown Heights near the 2/3. My price range, including utilities is $1000, but may be able to go higher for the right space.

It should be 200 Sq feet or more, rectangular, as I have an installation that needs a 16 foot throw. I need a window I can see out of. I work with many materials as well as digitally, but none of my materials are toxic nor dusty. I keep my place clean for my electronics. I am very quiet. I usually work with headphones, but very occasionally have speakers on for 10 minutes during a studio visit, and I let my neighbors know in advance.

I need decent wifi, HVAC is a plus. A passenger elevator is great, but willing to do a 3rd floor walk up. I’m a reliable tenant and play well with neighbors.
