Available

July 1, 2026 - July 1, 2027

Neighborhood

Cobble Hill, Brooklyn

Transportation

F/G, A/C/E, 2/3, 4/5

Size

750 sq. ft.

Leaving NYC is the only reason I could leave this quiet, under-market, rent-stabilized apartment, which has been my home for 5 years. I am moving away from the city for medical school and looking for someone to take over the lease indefinitely (renews in November 2026, and would be yours to renew however many times/years you choose.) I am flexible to adjust the move in date as early as June 25th.

Highlights of this unit include:
- Below-market rent / rent stabilized unit
- Elevator and doorman building
- Full 1 BR with room for King-Sized Bed
- Walk in Closet
- Gated private parking lot for the building - spaces available for an additional fee per month
- Extremely quiet apartment - I never hear any street noise - great for light sleepers and working from home
- Only 2 blocks away from Smith Street (and 3 from Court Street) which are the heart of the quaint Cobble Hill neighborhood - both offer plenty of wonderful restaurant, grocery, bar, and coffee shop options - not to mention the best bagels in South Brooklyn!
- Easy subway access - 7 min walk to the F &G trains, within approx. 15 minutes you can access: A,C, D, 2 & 3 trains, and within approx. 20 minutes you can access the 4 & 5.

Other notes:
- Unit is located in the basement but receives very good sunlight through large windows (see pictures) (videos available on request).
-There is a large laundry room for the building located on the same floor as this unit (I never have trouble walking right in and finding a washer/dryer available)
- This is a strict no-pet building

About This Lister

I'm Katie (she/her) and while I am sad to be leaving NYC I am excited to embark on my next chapter in medical school, which I am starting in my thirties (!) I love NYC and all that the Cobble Hill neighborhood, and Brooklyn have to offer. This apartment hosted many great times with friends, dinner parties, movie nights, and more. I hope it will bring someone new a meaningful chapter in NYC just as it did for me (and the lady I myself took over the lease from.)

I will be happy to arrange showings of the space (virtual or in person) during late May/ June and will be your main point of contact for any questions. Once we identify a fit I will connect the new tenant with the building management for income verification and lease signing.

Rental requirements

Because the unit is rent stabilized, new lease signer must have a gross annual income within this range: $82,000 - $197,000 and have total assets less than $219,080 (excluding retirement funds). As part of the lease approval process you will need to submit income verification materials to the building management (I can help walk you through this. )
